With so many eager to reside in Kansas City’s Crossroads Arts District, three firms joined forces in 2018 to create a modern living high-rise that pays tribute to the traditions of the artistic metro epicenter. Burns & McDonnell, Copaken Brooks and CP Real Estate Capital came together to design and build REVERB — a distinctive, modern high-rise that pays tribute to the culture and traditions of the unique art district it was built in.

To weave a modern structure into the foundation of the historic community, Burns & McDonnell utilized a cohesive design-build team approach for the project. The approach allowed the team to explore alternate materials and structural shapes and forms for the space. Because of the collaboration, the team was able to get the most out of the budget while still exceeding project requirements.

The apartment building was designed and built to create modern dwelling units that feature concrete floors, steel room dividers and floor-to-ceiling windows with panoramic city views. The open living floor plans give flexibility to the tenants to let them create the space they want and make it their own.

During the daytime, the top floor of the building is curated to allow for a convenient work-friendly space. At night, tenants and guests can enjoy the open bar lounge and 14th-floor views of the city. The team also created an outdoor community area at the base of the building that features space for food truck parking, ride share pickup and a 40-foot harvest table for residents and Crossroads visitors to gather.

Completed in 2020, the 14-story, 197,000-square-foot apartment tower boasts two levels of parking and 132 dwelling units conveniently located above neighboring businesses and restaurants.

Continuous communication and coordination within the integrated design and construction team helped create a cost-effective and efficient approach while maintaining high-quality design. The design-build method helped the project hit cost-per-square-foot for rent while still providing market differentiating features for the units.

Masks are recommended. AIA Kansas City will keep an eye on the county levles and follow the CDC guidelines at the time.  If levels increase, masks will be required. All registrants will be notified of any changes.
